    allrealestate.co.nz Press Release

Renters say they feel the squeeze according to new allrealestate.co.nz survey

    March 2007

Findings from allrealestate.co.nz’s first quarter Consumer Confidence Survey show renters’ confidence is at an all-time low.

Two thirds of New Zealanders expect their rent bills to rise in the next six months. What’s worse, they see no light at the end of the tunnel. Instead, one in three people predict that occupancy levels will tighten in the future, presumably pushing up rents even further.

“Many people who would once have been able to save enough to buy a property are now locked into the rental market. This is where the high house prices link to rising rents and a sense of supply shortage,” said allrealestate.co.nz general manager, Shaun Di Gregorio.

    The survey also  found:

    • For just over half of all respondents it can take up to two months to find a rental property.
    • On average 86.89 per cent of respondents noted there are 1-5 people inspecting properties at open for inspections. However, one in ten have experienced between 6-10 other people wanting to inspect the property when they arrive.
    • Two thirds of respondents (85.49 per cent) submit up to 5 applications before they secured a rental property.
    • 35.94 per cent of respondents are searching for property in the $200-$300 per week price range. 32.81 per cent are seeking a rental in the slightly higher price bracket of $300-$400 per week.

The national medium weekly rent rose from $270 to $280 in the past three months alone. That’s up 5.6 per cent from the same time last year.*

“With the competition for rentals heating up, It’s not surprising that most people believe its going to get even tougher to afford the rent on their home,” he said.

Mr Di Gregorio offers some tips to renters in this hostile market.

“Begin by searching online to get a feel for what’s available. You’ll save a lot of time by being able to virtually visit tens or hundreds of properties before you actually go to one in person. It’s much easier and faster to compare locations, properties, prices and availability online.

“Don’t limit your search to just one area. Cast the net a little wider to include surrounding neighborhoods,” he said.

Most importantly, Di Gregorio adds: “Get your application in as soon as possible, even if you are uncertain about the property. It helps if you register for eAlerts on allrealestate.co.nz. eAlerts email listings that match your search criteria, directly to your inbox, so you can call the agent right away when your dream home becomes available.

“Many agents will take applications electronically, and this is a really fast way to submit. Scan copies of references, identification like your drivers license, and the application form itself into your computer and then email directly to the agent.”
