A quarter of a century has passed since the Collinge family moved into The Gables but one particular event is as memorable as ever. Our daughter had just come back from university for Christmas so we had a surprise 21st birthday party for her with almost 50 guests but the best bit was having a brass band in one of the reception rooms! laughs Anita Collinge. Ok, so it was a small brass band but its such a spacious house that we had people dotted about everywhere.

Its size was one of the main reasons they fell in love with this classic property all those years ago but it is not the only reason. We had a growing family and we loved the amount of room it offers but it also has some beautiful features, Anita explains. When people come in they are astounded by it and we know it will be difficult to find anything quite like this.

Built during the First World War, the original character and charm of this five-bedroom home is evident as soon as you enter its elegant hallway. A lovely aspect is that as you walk through the front entrance you see this wonderful stained glass window; and as you go up the stairs, theres an identical one and they both let in so much light, says the owner. Another favourite place is the oak-panelled sitting room with barley sugar twists around the fireplace. In fact, three of the four reception rooms have coal fires, and the dining room, which is our favourite room, has a dark oak and copper fireplace. This room has beautiful plaster mouldings around the walls and ceiling and is a great room for entertaining.

The family have also enjoyed plenty of occasions in the grounds of this property. The back garden is very long with a flat lawn and we used to put a net up so the children could play tennis, Anita recalls. Although were on a main road, we are hidden behind a high wall so its very quiet and secluded its quite a special garden.

Set along a tree-lined road and within walking distance of Haslingden, The Gables is also well placed for all the necessary amenities. The local primary and secondary schools and a sports centre are nearby and were also close to the motorway networks so its an ideal location for a family, says Anita. We have been spoilt with this house because its got such beautiful original features but also all the comforts of modern day living. Its certainly a lived-in house though, not a show piece.

The couples two children have now grown up and moved on but the owners still see this as the perfect family home. We had our grandsons birthday party here a few weeks ago because everyone loves the house so much that they always want to come back to it, Anita admits with a touch of sadness. And thats the problem because we are approaching retirement and we really need somewhere a bit smaller. We will be sorry to leave it but its time to move on. We have seen a few houses and they don't come anywhere near this, I will certainly miss the space and the wonderful features.
