Location
Thurcroft is a well served village, situated a few miles from Rotherham, only a five minute drive of Junction 1 of the M18 motorway intersection. There is a good local range of shopping facilties and amenities within the village itself with more extensive factilities at Dinnington and Wickersley. Outline Planning Permission
This was GRANTED CONDITIONALLY on 6th August 2007 under Article 3(1) of the Town and Country Planning (General Development Procedure) Order 1995 subject to the following standard conditions:

a) Application for approval of reserved matters must be made within three years of the date of this permission.
b) The development hereby approved must be begun not later than whichever is the later of the following dates:
(i) The expiration of five years from the date of this permission; OR
(ii) The expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved.

Additional Condition(s) imposed:

[PC97] The permission hereby granted shall relate to the area shown outlined in red on the approved site plan and the development shall only take place in accordance with the submitted details and specifications as shown on the approved plans (as set out below) except as shall be otherwise agreed in writing by the Local Planning Authority.

Prior to the commencement of development hereby approved detailed plans at a scale of not less than 1:100 shall be submitted to and approved in writing by the Local Planning Authority indicating the provision of a replacement access and parking space within the cartilage of No. 93 Katherine Road. The occupation of the dormer bungalow hereby approved shall not be undertaken until such access and parking space has been provided.

STATEMENT OF REASONS FOR DECISION TO GRANT PLANNING PERMISSION

The Local Planning Authority has decided to grant planning permission:

2. For the following reasons:

The Council considers that the Outline proposal represents an acceptable form of residential development that subject to the details being approved under Reserved Matters, will not have an adverse effect on the visual amenities of the area by way of its scale, size, design and position; and will have no materially adverse effect on the residential amenities of adjoining occupiers by way of overshadowing, loss of privacy or be of an overbearing nature.
