Surrounded by glorious unspoilt Welsh border country of rolling wooded hills, Goetre Hall is secluded, but not remote, being situated up a long driveway leading from the edge of the pretty Montgomery village of Meifod. Meifod was put firmly on the map when it hosted the National Eisteddfod in August 2003. The village has a pub, two convenience shops (one with a post office), antique shop, a garage as well as a Primary School and a modern Village Hall which provides facilities for a wide variety of clubs and societies. The market towns of Oswestry, Shrewsbury and Welshpool are all within easy travelling distance as are Chester and Wrexham. The new Wrexham direct train link to London will enable easier access to London and the south. The motorway links to the North West and the Midlands are readily accessible. The Snowdonia National Park and the Welsh coast are within easy reach, offering many attractions and outdoor activities.

DESCRIPTION:
An enchanting grade II listed country house set in the privacy of mature gardens and grounds

ACCOMMODATION:
Goetre Hall is a black and white timber framed house of great standing and charm. Built in 1617 with a later Victorian addition, the house has been in the same ownership and a much loved family home for the past thirty five years. The house has surprisingly light and spacious accommodation for a property of its age and boasts many period features including magnificent fireplaces, beams and panelling. While the house does require a programme of updating, it has an excellent flow of rooms allowing for a mix of formal and informal living space. The drawing room is accessed from the hall and has two sets of French windows opening to the garden from where you can enjoy far reaching views over the surrounding countryside. The dining room which has a connecting door to the kitchen has a particularly impressive fireplace with intricately carved oak screen The kitchen is large with a breakfast area and adjoins a large sitting room with an inglenook fireplace. The wide staircase opens to a landing with a beautiful Victorian room straight ahead. This room has a high ceiling, decorative plasterwork and floor to ceiling double aspect windows ensuring that it is flooded with natural light. Presently used as the master bedroom with an en suite bathroom, it would make a wonderful formal drawing room with access to the garden. The other bedrooms are situated within the 17th century part of the house and each has individual character with exposed beams and studwork. The house is approached up a long driveway through a gateway to the gardens where beautiful mature wellingtonias line one side and lawned gardens are surrounded by a number of native trees to the other. A gravel sweep to the front of the house provides extensive parking area while a further access leads to a large modern garage and small traditional stone outbuildings, an area suitable to adapt to stabling if required. The gardens offer complete privacy with large areas of lawns woodland walks, an orchard and former paddock. In all the gardens and grounds extend to 4.5 acres (1.82 h.a.)
